Villa in Königstein

Surrounded by villas from the 1950s, the area has since been densified with detached houses and apartment buildings. A small villa - built by Walter Schwagenscheid in 1959 - sits at the back of the 1,200 m² plot, which was built in a way that wasted a lot of space.

We architects value the old villa highly - it remains untouched, even if the waste of resources is no longer appropriate today. The planned apartment building will be set as close to the street as possible, embedded in the natural topography and thus lowered. There will be three apartments, a spacious maisonette that is connected to the garden on two levels due to the sloping terrain and two apartments with south-facing loggias.

The design is based on the type of the Schwagenscheid building. The typology and proportions are retained, but the building is extended. The "joint" separates the historical proportions from the extension - the façade material changes from plaster to interwoven timber façade.
